What Wildcat Ridge Lot's governing documents say
Wildcat Ridge is a single-family home community in Godley, TX, governed by a Declaration of Covenants, Conditions and Restrictions (CC&Rs). This document is not the full CC&Rs; it is a pair of variance letters and accompanying excerpts that amend and clarify rules specifically for outbuildings (also called accessory buildings) on individual lots. The letters grant variances to two property owners (Lot 8 and Lot 19) to construct outbuildings, subject to detailed design and location requirements.
- What is an outbuilding: An outbuilding is any structure that is not the main dwelling, detached guest house, or detached garage. Examples include barns, workshops, storage buildings, playhouses, pet housing, greenhouses, well houses, gazebos, cabanas, and pavilions.
- Number of outbuildings per lot: No more than one large outbuilding per acre, with a maximum of three outbuildings per tract.
- Outbuilding height limit: Outbuildings cannot exceed 35 feet in height measured from the highest elevation of virgin soil, and must be no higher than the main dwelling's elevation, whichever is lower.
- Outbuilding location: All outbuildings must be located behind the main dwelling. They cannot be constructed before the main dwelling is built or occupied. Detailed plans must be submitted to and approved by the Architectural Control Committee (ACC).
- Exterior materials and colors: All outbuildings must be harmonious with the main dwelling's exterior color. Large outbuildings (footprint over 80 square feet) must have exterior walls matching the main dwelling's masonry requirement (90% masonry or masonry veneer, excluding windows/doors; concrete siding like HardiePlank is not considered masonry). A 4-foot masonry wainscot on sides and rear satisfies this for large outbuildings, subject to ACC approval of the remaining exterior materials and colors.
- Garage doors on outbuildings: If the main dwelling has at least a two-car garage, an outbuilding may have garage doors facing the front street, with ACC approval.
- Prohibited outbuildings: No portable storage buildings are allowed. The ACC has sole discretion to determine what is portable.
