- Use restrictions: Each lot is for single-family detached residential use only; no duplex, apartment, or commercial use. A minimum of 2,700 air-conditioned square feet is required for any home.
- Architectural review: An Architectural Control Committee must approve all plans for construction, alterations, landscaping, fences, mailboxes, and exterior colors before work begins. Exterior walls must be at least 80% masonry; roofing must be 240-lb, 25-year warranty minimum; roof pitch must be 10/12 minimum.
- Pets: Household pets (dogs, cats) are allowed, but no more than three adult animals per lot. No livestock, poultry, or commercial breeding.
- Parking & vehicles: Each home must have a two-car garage; garage doors must be closed when not in use. On-street parking is limited to short-term guest use. Boats, trailers, RVs, and commercial vehicles must be stored inside the garage or screened from view.
- Leasing & rentals: Leases are permitted but must be for at least six months; no short-term or vacation rentals are allowed.
- Property maintenance: Owners are responsible for maintaining their lot and structures in a clean, safe, and attractive condition. The HOA may intervene and charge the owner if corrective action is not taken within 10 days of notice.
- Assessments: The HOA levies annual assessments to cover common area maintenance, insurance, and other costs. Each lot's share is equal (1/total lots). Special assessments may also be imposed. Delinquent assessments bear 18% annual interest and can result in a lien and foreclosure.
