What Savannah Court HOA's governing documents say
This is the Declaration of Covenants, Conditions and Restrictions for Sandlin Manor, a single-family residential subdivision in Southlake, TX (Tarrant County), recorded in 2006. The rules bind all lot owners within the subdivision. This excerpt covers use restrictions, architectural controls, maintenance obligations, and assessment provisions.
- Residential use & minimum floor space: Each lot must be used for single-family residential purposes only. Every dwelling must have at least 4,000 square feet of heated and air conditioned floor space (excluding garages, porches, etc.).
- Architectural approval: All buildings, structures, paving, landscaping, and grading must be approved in writing by the Architectural Control Committee before construction. Plans are deemed approved if the Committee fails to act within 30 days of submission. The Committee may impose standards for design, materials, and location.
- Pets: No animals, livestock, or poultry are allowed except dogs, cats, or other household pets, not to exceed three adult animals per lot. They may not be kept for commercial purposes.
- Parking & storage: On‑street parking is subject to city regulations. Trucks, boats, trailers, and vehicles other than conventional automobiles must be stored inside the garage or screened behind privacy fencing not exceeding 8 feet in height. Garage doors must be kept closed except when entering or exiting.
- Maintenance responsibilities: Lot owners (including lessees) are jointly and severally responsible for keeping their lot well‑maintained, safe, and clean, including lawn mowing, tree pruning, trash removal, and upkeep of exterior lighting and landscaping.
- Assessments & liens: The Association may levy annual maintenance assessments and special capital assessments (subject to member approval). Unpaid assessments become a lien on the lot, bear interest up to 18% per annum, and may be collected through legal action or foreclosure. The lien is subordinate to first mortgages.
- What this document doesn't cover: This excerpt is a partial, OCR-scanned version of the original declaration. It does not include complete information on leasing restrictions, association bylaws, common area details, or current assessment amounts. Some sections are garbled or missing.
