What Silverlake Estates's governing documents say
Silverlake Estates is a single-family residential subdivision in Grapevine, TX, governed by a set of recorded protective covenants (CC&Rs) that run with the land and bind all property owners. The rules cover building standards, architectural review, use restrictions, and property maintenance.
- Building & construction: All structures must be completed within 8 months of starting construction, and no structure may be occupied until it is properly connected to the city sewage system.
- Architectural approval: No structure, alteration, or addition may be erected until plans, specifications, and a plot plan are approved in writing by the Architectural Control Committee, which must respond within 30 days or approval is deemed granted.
- Design standards: Structures may not exceed two stories without committee approval; the main dwelling must have at least 1,000 square feet of living area. The first floor exterior must be primarily masonry or brick unless approved, and boundary fences must be masonry or substantially constructed wood, not extending forward of the front wall.
- Use restrictions: No livestock, poultry, or animals other than usual household pets are allowed. No trade or business may be conducted, and no activity that becomes an annoyance or nuisance to the neighborhood is permitted.
- Signs: Only one sign advertising the rental or sale of the property is allowed, and it may not exceed 3 feet by 5 feet.
- Vehicles & parking: No trailers, campers, boats, or other vehicles may be regularly parked, stored, or maintained in the front or side yard of any lot.
- Property maintenance & trash: Grass, weeds, and vegetation must be kept mowed; if not, the Architectural Control Committee can cut them and impose a lien on the lot for costs. Trash must be placed in covered containers and removed by the city garbage service; burning trash or dumping residue on lots is prohibited.
- Duration of covenants: The covenants run with the land for an initial term of 30 years from recording, then automatically renew for successive 10-year periods unless terminated by a two-thirds vote of lot owners.
