- Solar panel installation: Solar panels require advance written approval from the Architectural Review Committee. They may be installed on roofs (not facing the front street unless energy production increases by >10% over a rear location) or in fenced rear yards/patios. Roof panels must not extend beyond the roofline, conform to the roof slope, have a top edge parallel to the roof line, and blend with the roof color. Panels that become non-functioning for 30+ days must be removed. Adjoining homeowner approval is recommended.
- Pool rules: Pool hours are 9:00 am to 9:00 pm. Use is limited to HOA members and their guests (max 4 guests per resident, accompanied by the homeowner at all times). Children under 14 must be with an adult. No diving, no pets, no alcohol, no glass bottles, no tobacco. Radios must be kept low. No bikes, roller blades, or skateboards inside. Portable grills are not allowed. Homeowners are responsible for guest damages. Pool may be booked for parties through management but not for exclusive use.
- Covenant enforcement & fines: Violations are handled via a two-step process: a violation letter (with cure time) then a demand letter (with fine notice and hearing rights). Fines are per item, typically $100 per week for common violations (e.g., lawn maintenance, unapproved modifications, trash cans visible, boats/RVs). Subsequent violations of the same rule within six months double the fine amount. The Board may increase fines or impose lesser fines at its discretion. Fines can be posted to the owner's account if unpaid.
- Working capital fund: At the closing of every sale of a single-family lot or townhome lot, the buyer pays $350 to the association as a working capital contribution. This amount is non-refundable and is not an advance payment of assessments.
