Legends Texas is a standard single-family homeowners association (HOA) in The Colony, TX. The documents below are amendments and policies that supplement the main governing documents (Declaration of Covenants, Conditions and Restrictions). They do not contain the full set of community rules.
- Annual meetings & voting: Annual meetings must be held within 60 days after December 31. A quorum is one-fourth of total votes entitled, with one vote per lot. Members may vote in person, by proxy, by mail, by fax, or electronically if the Board authorizes it. Electronic and mail voting must be open at least 30 days before the meeting. A proxy is valid for up to 11 months.
- Fence maintenance: Owners are responsible for maintaining all fences on their lot. Repairs must use similar materials and design. Any lean of 1 inch per foot or more is a violation. New pickets must match existing color. Wood finishes must be clear or muted earth tones in the brown range. Driveway gates must be wrought iron or match the fence material. All fences must comply with City of The Colony requirements. The HOA may impose fines for non-compliance.
- Corporate governance & code adoption: The association has adopted the Texas Business Organizations Code (Chapter 22) in place of the former Texas Non-Profit Corporation Act. Amendments to the bylaws require approval of more than 51% of members present at a meeting with a quorum.
