Hidden Valley Estates is a single-family homeowner association in Haslet, TX — every lot owner automatically becomes a member. The rules are set by deed restrictions that run with the land, covering construction standards, property use, and mandatory annual assessments. This is a full rulebook for owners and residents, last amended in 2015.
- Minimum home size & construction: Single-family residences must be at least 3,000 air-conditioned square feet (1,500 sq ft on bottom floor for two-story, max 2 stories). Exterior must be 75% masonry (brick, stone, or stucco), have a 10-12 pitch roof, asphalt/concrete driveway, and face the main road. Construction must be completed within 9 months; all outbuildings within 90 days.
- Architectural review: An Architectural Control Committee of 3-5 persons must approve all new construction, exterior changes, fences, landscaping/grading, and outbuildings. Applications must include plans, materials, colors, and location. The committee has 45 days to approve/reject; otherwise approval is deemed given.
- Assessments & fees: Annual assessment is $700 per lot, payable January 1 each year. Homeowners may pay in two installments (half by Jan 31, balance by July 31). $100 of the annual fee goes to a road fund. Delinquent assessments accrue 10% interest and may lead to lien foreclosure. Special assessments require majority vote of lot owners.
- Vehicles & parking: All vehicles must have current license, inspection sticker, and be operable. No mechanic work outside garages. No trucks, buses, motor homes, travel trailers, or boats parked in front of any residence. Large trucks (18-wheelers) cannot park on property. Off-road vehicles (4-wheelers, etc.) cannot use roads as playgrounds.
- Pets, livestock & nuisances: Dogs and cats must be kept on owner's property; barking dogs not tolerated. No swine, fowl, or dog kennels. One horse, cow, sheep, or goat per acre allowed if well cared for and not a nuisance. No noxious activities; vehicles must be muffled.
- Fences & outbuildings: Front lot must have white 3-rail vinyl or white pipe fence. Barbed wire, chain link, or wood privacy perimeter fences prohibited. Small dog pen may be allowed behind house with architectural approval. Outbuildings must be painted metal or masonry, set back 150 ft from front property line.
- Prohibited structures & uses: No modular or mobile homes, above-ground pools, junk yards, or wrecking yards. No travel trailers, tents, barns, or garages used as residences. No signs except small 'for sale' signs; 'for lease' or 'for rent' signs prohibited.
