Ables Springs Ranch Estates is a single-family home subdivision (HOA) in Kaufman County, Texas, governed by restrictive covenants that run with the land. These rules apply to all homeowners and occupants, covering land use, construction standards, and a shared lake amenity. A 2019 amendment added an event center on Lots 12 and 13.
- Permitted use & activities: Lots may be used only for one approved single-family residence, plus approved outbuildings and mother-in-law structures. Commercial activity is prohibited except for the event center specifically permitted on Lots 12 and 13, which may host indoor events with security, parking for up to 60 vehicles, and signage approved by the ACC.
- Animals & livestock: Common household pets (dogs, cats) allowed, max 3 of each per lot, must be fenced. Horses and cows limited to 1 per acre, chickens (no roosters) up to 3 per acre with shelters at least 50 ft from property lines. Exotic game may be allowed by ACC. All animals require appropriate fencing and vaccinations, and must not create a nuisance.
- Residence construction standards: Main residence must be at least 1,500 sq ft of temperature-controlled area (exclusive of porches, garages). At least 30% of exterior walls (including foundation) must be masonry (hardy board, stone, or brick). No window/wall air conditioners. Roof materials must be designed to last 20 years. Minimum 40 ft side yards; homes must cross the centerline perpendicular to Fish Lake unless ACC approves otherwise.
- Architectural review (ACC): All new construction, exterior alterations, landscaping, and fences require prior written ACC approval. Plans are deemed approved if no response within 30 days of complete submission. ACC may waive restrictions for individual lots. The developer can overrule ACC decisions. Fences over 6 ft prohibited without approval.
- Common area & Fish Lake use: All homeowners have an easement to use Fish Lake for recreation (fishing, small non-motorized or quiet electric boats). One private dock/pier per lot, extending up to 20 ft, requires ACC approval. No carbon-fueled boats, jet skis, or waverunners. Catch-and-release rules: bass ≥14" and crappie ≥10" must be released. No commercial fishing.
- Prohibited activities & nuisances: Illegal, noxious, or offensive activities (excessive noise, smoke, odors) prohibited. No dumping or outside storage of trash. No inoperable vehicles visible for >30 days unless in an enclosed building. No mobile homes, manufactured homes, or tents as residences without ACC approval. No clothes drying visible from street. Signs limited to one 5 sq ft for sale/rent, two political signs per lot (max 3'x5'), plus ACC-approved directional signs and one child-activity sign.
- Amendment & term: The covenants run in perpetuity. Amendments require a vote of 67% of lot owners (one vote per lot). Declarant may unilaterally correct typographical errors within 5 years of effective date.
