The Beverly on Turtle Creek is a condominium community in Highland Park, TX. This document is a partial amendment to the bylaws that focuses entirely on leasing restrictions. It does not contain the full set of community rules; other documents (the Declaration and other bylaws sections) govern matters like pets, assessments, and common element use.
- Leasing & rentals: New owners cannot lease their unit for the first 24 months after purchase. All leases must have an initial term of at least 12 months, except with board-approved hardship. Leases require prior written board approval, and the owner must submit a copy of the lease along with tenant information.
- Leasing cap: No more than 10% of all units may be leased at any given time. If the cap is already reached, new lease applications will be denied unless the board grants a hardship exception. Existing leases in place when the amendment took effect are grandfathered until they terminate.
