Living here means you own your lot and house, and the HOA maintains common areas like perimeter walls, landscaping, and entry features. The rules cover architectural standards, landscaping, pets, parking, and assessments.
- What you own & maintain: You own your lot and house. The HOA maintains common areas (perimeter walls, entrance landscaping, private streets) and green areas (sidewalks, street landscaping). You must maintain your home's exterior and yard, and fences must be kept in good repair.
- Architectural review: Most exterior changes need prior approval from the Architectural Review Committee (ARC). Submit plans; committee responds within 10 business days. Minimum house size 1,800 sq ft air-conditioned, at least 75% brick/stone/stucco siding, minimum roof pitch 8:12 on front elevation.
- Pets & animals: No more than two dogs, cats, or other household pets per lot. They must be kept in the rear fenced yard or on a leash when outside. No horses, barnyard animals, or commercial breeding. Habitual barking or noise may be deemed a nuisance.
- Parking & vehicles: No boats, RVs, campers, trailers, or inoperable vehicles may be parked on front yards, driveways, or streets. Trucks over 1 ton cannot park overnight. All vehicles must be operational.
- Assessments & fees: Annual assessment is $550 per lot (as of 2016), can be increased up to 10% per year without a vote. Transfer fee of $100 due upon sale. Special assessments for capital improvements require a majority vote. Delinquent assessments incur interest and can lead to a lien and foreclosure.
- Landscaping & trees: Lawn grass and weeds cannot exceed 4 inches tall. Trees in common areas or green areas cannot be removed or altered without HOA permission. If a front yard tree dies due to weather or disease, it must be replaced with a 2-3 inch caliber or 15-30 gallon tree, and an ARC approval form is required.
- Fences & walls: Fences can be wood, masonry, or wrought iron, max height 6 feet (variance up to 8 feet). Wood fences must be spruce or cedar, unpainted or clear-stained. Smooth side must face outward. Fences within 20 feet of perimeter fencing must be 4 inches lower than perimeter fencing.
- Leasing & rentals: The document does not include any restrictions on leasing or rentals. There is no minimum lease term or limit on the number of rentals. Renters must follow all rules; owners are responsible for their tenants.
