Calais Estates is a single-family home HOA in Keller, TX. This governing document set includes the Declaration of Covenants, Conditions & Restrictions (CC&Rs), plus the Association's Rules & Regulations and Architectural Guidelines. - What you own & maintain: Each lot holds one detached single-family residence, no more than two stories. You must maintain your lot, landscaping, and home exterior; the HOA maintains the designated drainage easement (common maintenance property).
- Architectural review: Exterior changes (fences, paint, additions, pools, etc.) require written approval from the Architectural Control Committee; if they don't respond within 30 days, approval is deemed granted. Specific rules include: front fences must be wrought iron and brick/masonry, other fences wood with cedar slats and max 6 feet high; no wire fences; no 'California' front swing garage doors.
- Occupancy & residency: Each home may be occupied by one family (related by blood, adoption, or marriage) or up to two unrelated persons living together, plus household servants. No boarding or commercial use is allowed.
