What Wyndale Meadows Homeowners Association, Inc.'s governing documents say
Wyndale Meadows is a single-family residential HOA community in Denton County, Texas, governed by a First Amended and Restated Declaration of Covenants, Conditions and Restrictions. This document is the full rulebook for the community, binding all owners, residents, tenants, and guests. It covers use restrictions, construction standards, assessments, and the powers of the Wyndale Meadows Homeowners Association, Inc.
- Single-family residential use: Lots may only be used for single-family residential purposes. Home-based businesses are allowed only if they are not detectable from outside, involve no signage, and don't increase traffic or noise.
- Leasing & rentals: Rentals are allowed but must be for at least six months, and the entire lot must be rented (no partial rentals). Leases must be in writing, and the owner must notify the association within 10 days of the lease's effective date.
- Pets: Only domestic household pets are allowed. You may keep up to four cats and dogs combined, but no more than two dogs, unless the board approves more. Pets must be leashed when outside, and no kennels or breeding operations are allowed.
- Architectural review: Any construction, alteration, or exterior change (including fences, pools, solar panels, and even basketball goals) requires prior approval from the Architectural Control Committee (ACC). The ACC has broad discretion and may impose location and screening requirements.
- Parking & vehicles: Commercial vehicles, boats, trailers, and inoperable vehicles must be kept in enclosed garages or screened from view. Parking on streets is not addressed, but visible storage of such vehicles is prohibited. Mobile homes are banned.
- Assessments & fees: The association levies regular annual assessments, special assessments, and working capital assessments. The exact amounts are not specified in this document, but owners are personally obligated to pay, and unpaid assessments can lead to liens and foreclosure.
- Maintenance obligations: Owners must maintain their lots and improvements, including mowing, pruning, watering, and keeping exteriors in good repair. They are also responsible for landscaping between their lot and the street curb unless the association takes over that duty.
- Signs & flags: Most signs require ACC approval, but one temporary 'For Sale' or 'For Lease' sign (max 5 sq ft per side, 4 ft tall) is allowed. Political signs are permitted 90 days before an election and must be removed 10 days after. U.S., Texas, and military flags can be displayed on approved flagpoles.
