Claremont Springs is a single-family home subdivision in Lucas, TX, governed by a homeowners' association (HOA). All lots are for detached single-family residential use only, with strict architectural and design standards enforced by an Architectural Control Committee. The HOA maintains common areas, streetscapes, and detention facilities, funded by assessments on each lot.
- What you own & maintain: You own your lot and the house on it. You are responsible for all exterior maintenance, landscaping, sprinklers, sidewalks, and any retaining walls on or adjacent to your lot. The HOA maintains common properties, easement areas, and street lights.
- Architectural review: All exterior improvements, including construction, alterations, fences, roofing, paint colors, and landscaping, must be approved in writing by the Architectural Control Committee. Residences must be at least 3,000 air-conditioned square feet, no more than two stories, and have brick or stone exteriors (or approved alternative).
- Landscaping & maintenance: Landscaping must be completed within 60 days after the house is 95% complete. An underground sprinkler system is required at least 20 feet past the main structure. Weeds and grass must be kept under 8 inches; the HOA may enter and bill you if you fail to maintain.
- Parking & vehicles: No trucks over 1 ton capacity, boats, trailers, RVs, or recreational vehicles may be visible from the street. Passenger vehicles may park on driveways or on the street in front of your lot for up to 24 hours. Overnight parking of vehicles over 2 tons is prohibited.
- Pets: No livestock or poultry. Up to four adult animals (age 1 year or older) are allowed per lot as household pets, not for commercial purposes.
