Bent Trail Homeowners Association is a single-family HOA on large lots (minimum 3 acres) in Mansfield, TX. These documents are amendments and additional rules that set strict standards for home size, construction materials, setbacks, and vehicle restrictions. Living here means following detailed property-use rules and getting approvals for many changes.
- Lot & home standards: Each lot must be at least 3 acres, with only one single-family residence. Homes must have at least 2,500 sq. ft. of air-conditioned space (excluding garage) and be site-built (no mobile homes). Construction must be completed within 12 months of starting.
- Exterior materials & design: All residences must be constructed of 75% brick or brick veneer, and any variation requires written approval from 80% of property owners. Garages must be side- or rear-entry; front-entry garages are not allowed unless the building is more than 100 feet behind the dwelling.
- Animals: Horses and cattle are allowed, but no more than 2 per acre. No swine, kennels, or commercial raising of fowl or animals are permitted.
- Vehicles & parking: No vehicle over 10,000 lbs gross vehicle weight (e.g., semis, 18-wheelers) is allowed on Bent Trail, with exceptions for trash pickup, school buses, moving vans, emergency vehicles, tow trucks, and construction vehicles. Backing up onto or off of Bent Trail is prohibited. Violations carry a $300 fine.
- Detached buildings: Any detached building (garage, barn, etc.) must be located to the rear of the property and must be either painted wood/metal (kept neat) or constructed of 75% brick veneer. Detached buildings used as garages must be 75% brick unless located more than 100 feet behind the dwelling. Location and size must be approved by the Board of Directors; deviations require 80% owner approval.
- Setbacks & height: Front of residence must face Bent Trail and be set back at least 100 feet from the front property line. No structure other than the primary residence may exceed 35 feet in height.
- Fencing: Primary fencing must be pipe fencing or equivalent quality; wire or chain link is not allowed. Any deviation in material requires written approval from 80% of property owners. The primary fence must be placed on the front property line and be continuous to the rear wall of the residence.
