Devonshire Village is a standard single-family-home subdivision in Mansfield, TX, governed by a homeowners' association (HOA). Every lot owner automatically becomes a member and must pay annual assessments. The rules cover construction standards, lot maintenance, and property use — they apply to all homeowners, prospective buyers, and tenants.
- Land use & construction: Lots are for single-family residential use only. Only one dwelling per lot, max 2 stories. Minimum floor area: 2,500 sq ft for one-story, 1,500 sq ft for two-story (excludes garage/porches/patios). Exterior must be at least 75% brick, stone, stucco or approved masonry. Roof pitch minimum 6/12. All construction requires Architectural Control Committee approval.

- Signs: No signs visible from public view except: a developer/builder sale sign (no size limit for developer), a contractor sign up to 12 sq ft during construction, and a homeowner resale sign up to 6 sq ft. All must be professionally done.
- Fences & outbuildings: Fences cannot be placed forward of the building setback line and max height 6 ft (unless approved). Clotheslines, dog runs, tool sheds must be enclosed within fences or landscaping. Barns/outbuildings must be new materials and painted.
- Duration of restrictions: Covenants run for 30 years from filing (2004), automatically renew for two 25-year periods unless terminated by member vote.
