What Sierra Estates's governing documents say
Sierra Estates is a single-family residential subdivision in Burleson, TX, governed by amended restrictive covenants that run with the land. These covenants detail what owners can build, how lots may be used, and which activities are prohibited, but they do not create an HOA or impose fees.
- Permitted use: All lots are for single-family residential purposes only. No noxious activities, businesses, or nuisances are allowed.
- Building & structures: Only one residential dwelling (max two stories) plus a private garage and incidental outbuildings per lot. No temporary structures, mobile homes, or moved houses are permitted.
- Setbacks & location: Structures must be at least 25 feet from the street building setback line. No structure may exceed the building lot as shown on the plat.
- Minimum dwelling size: Minimum floor area varies by lot: e.g., 2,500 sq ft for Lots 15-52 Block 9, 1,800 sq ft for other blocks, and 1,300–1,500 sq ft for others. For multi-story homes, at least 1,300 sq ft must be on the ground floor.
- Exterior materials: Dwellings must have at least 90% masonry exterior (or 80% masonry plus up to 10% prefinished siding). Garages and outbuildings require 65% masonry. No asbestos, pine, or plywood siding. Roofing cannot be white or off-white. Retaining walls must be rock, brick, or concrete (not railroad ties or wood).
- Animals & livestock: No horses, cattle, sheep, goats, swine, livestock, wild animals, or reptiles are allowed on any lot.
- Vehicles & storage: No livestock trailers, RVs, travel trailers, campers, tents, shacks, or sheds may be placed or parked on any lot, though such items may be kept inside an enclosed outbuilding out of sight. No vehicle may be used as a residence.
- Amending the covenants: Covenants automatically extend every 10 years (after January 1, 2007) unless a majority of lot owners vote to change them. Only one vote per lot.
