What Ridge View's governing documents say
Ridge View is a large master-planned community in Johnson County, Texas, governed by a master association (Ridge View Master Community, Inc.). This document establishes the overall framework for the entire development, including assessments, architectural control, and governance. Specific rules for your individual property will be contained in a separate Development Area Declaration that applies to your neighborhood within Ridge View.
- Community type & structure: Ridge View is a master-planned community with a master association. The property is divided into Development Areas, each with its own Declaration that adds additional rules. This master covenant applies only to portions brought in by a recorded Notice of Applicability.
- Assessments: The master association may levy regular, special, service area, and individual assessments. Service area assessments apply to designated groups of lots receiving extra benefits. Working capital assessments are also permitted.
- Architectural control: All construction and exterior alterations require approval by the Ridge View Reviewer (Declarant during the Development Period, thereafter an Architectural Control Committee). Design Guidelines govern standards. A long list of Prohibited Improvements (such as sports courts, community kitchens, large antennas) applies to all parties except Declarant.
- Governance & voting: The Board is appointed by Declarant until 75% of the maximum 100,000 lots have been sold to non-Declarant owners. Thereafter, homeowners elect one-third of the Board. A Representative System of Voting may be established by Declarant, using District Delegates.
- Easements & common areas: Owners have easements of enjoyment in Common Area and Special Common Area (designated areas for exclusive use of certain lots). The association can suspend use for unpaid assessments or rule violations. Declarant retains extensive rights to modify, dedicate, or grant easements over common areas during the Development Period.
- Prohibited improvements: A detailed list of improvements is prohibited unless consented to in writing by Declarant, including: permanent sports courts, coworking facilities, community kitchens, playgrounds, outdoor exercise equipment, lighting over 25 feet, antennas (except permitted home-use), livestock pens, and large signs. Declarant may install prohibited improvements at its discretion.
- Bulk rate contracts: Declarant may enter into bulk rate contracts for services (like internet, security, trash) that bind the association and cannot be terminated or modified without Declarant's consent during the Development Period.
- What this document doesn't cover: This master covenant does not contain specific use restrictions for individual homes (e.g., pet limits, lease durations, parking rules, or age restrictions). Those details will appear in the applicable Development Area Declaration and other documents like the Community Manual.
