The rules apply to all homeowners and residents, and are enforced by the Homeowners Association of Silver Crest Addition, Inc.
- What you own & maintain: You own your lot and dwelling. The HOA maintains the designated common areas (e.g., screening wall, entryway landscaping, and HOA tracts). You must keep your lot neat, mow grass, and maintain your dwelling's exterior, including repainting and roof repairs.
- Occupancy & use: Each lot may have only one single-family dwelling (max 2 stories). Occupancy is limited to one family (related by blood, adoption, or marriage) or no more than three unrelated persons living as a single housekeeping unit. No business, professional, or manufacturing uses are allowed, except home businesses incidental to residential use.
- Leasing & rentals: No lease for a term of less than six months is permitted. Short-term rentals (e.g., vacation rentals) are prohibited.
- Pets: No more than four pets per lot. Pets must be restrained or confined on the owner's property (inside or in a fenced back yard) or kept on a leash. The HOA may adopt rules regulating types, sizes, and behavior.
- Parking & vehicles: Each dwelling must have a garage for 2–3 cars.
