Auburn Hills is a single-family home HOA in McKinney, TX. This declaration of covenants and restrictions binds all property owners within the subdivision. As a homeowner, you must follow rules about how you use and maintain your lot, and you are required to pay annual and special assessments to the homeowners' association.
- Property use & business restrictions: All lots must be used for single-family residential purposes only. Home-based businesses are allowed only if they are not detectable from outside the dwelling, do not involve excessive client visits, and are ancillary to residential use. The board has sole discretion to determine compliance.
- Architectural review: Prior written approval from the Architectural Control Authority (ACA) is required for any building, fence, wall, landscaping, pool, or other improvement on a lot. Interior improvements and repainting in previously approved colors generally do not require approval. The ACA has 30 days to review submitted plans; failure to respond within that time is deemed approval.
- Parking & vehicles: Passenger vehicles, motorcycles, and pick-up trucks (less than one ton) may be parked in driveways or garages. Boats, campers, trailers, commercial vehicles, and recreational vehicles must be stored out of sight—either fully enclosed in a garage or screened from view—unless temporarily parked for loading. No abandoned or inoperable vehicles are allowed.
- Fences: Backyards must be enclosed by a perimeter fence, typically wood or metal (tubular steel), six feet tall. Fences must be approved and maintained by the owner. Adjoining lot owners share the cost of common boundary fence repairs. Certain fencing (e.g., chain-link) is prohibited unless hidden from view.
- Pets: No more than two domesticated pets per lot. Livestock, poultry, and non-domesticated animals are not allowed. Pets must not create noise, health, or safety issues, and owners must clean up after them on common areas.
- Signs: No signs are allowed on lots except: one for-sale sign (max 2'x3'), one open-house sign during open hours, one garage-sale sign during the sale, and political signs (max 90 days before an election, removed within 10 days after). Signs advertising a rental are prohibited. All others require ACA approval.
- Assessments & fees: Annual assessments start at $750 per lot (payable quarterly) and can increase up to 10% per year without a member vote. Special assessments require a 67% class vote. The association has a lien on each lot for unpaid assessments, including late fees and interest (up to 12% per year).
