What The Homeowners Association of Hidden Creek, Inc.'s governing documents say
Hidden Creek is a single-family home community (HOA) in McKinney, TX. These Design Guidelines (May 2021) are the official rules for any exterior changes to your home or yard. They replace the 2018 guidelines and apply to all homeowners in Hidden Creek, including Chancellor's Creek and The Enclaves at Hidden Creek (nearly 700 dwellings).
- Architectural review: Any exterior modification (addition, fence, paint, landscaping, etc.) must be submitted to the Architectural Review Committee (ARC) for approval. The ARC has 45 days to respond. Submissions go through an online form; include plans, drawings, and product info.
- Prohibited items: The following are prohibited: clotheslines/reels, above-ground pools, window/wall A/C units, satellite dishes over 1 meter, inflatable pools, wood retaining walls, exposed plain concrete (except flatwork and pavement). Also, no permanent colored lights, no bright or primary colors on paint, no pastel paint colors.
- Fences & screening: Permitted fence types: solid panel (cedar/spruce, 6' or 8' tall), board-on-board, or wrought iron (4' tall). Chain-link only inside a 6' cedar fence for dog runs. Fences must be stained with an approved semi-transparent stain (colors listed: Ready Seal Pecan, Olympic Espresso, etc.). No dog-eared pickets or shadowbox. Fences on slopes must be stepped, not sloped.
- Landscaping & trees: Tree removal requires prior ARC approval; if removed without approval, you must replace with a tree of like size. Only approved bedding materials: natural mulch or stone (lava rock, river rock 2-4 inches, earth-toned gravel). Gravel, rocks, or cacti not allowed for drought-resistant landscaping without ARC approval. A recommended tree and plant palette is provided (e.g., Bald Cypress, Live Oak, Crepe Myrtle).
- Painting & colors: All exterior painting—even the same color—requires ARC approval. Colors must complement the masonry: off-white, brown, beige, or gray palette. Shutters and front doors may be darker hues (black, brown, gray, blue, green). Bright primary/secondary colors and pastels are prohibited. Approved roof shingle colors (GAF Weathered Wood, Owens Corning Driftwood, etc.) and fence stain colors are listed.
- Outdoor structures & features: Play equipment must be in side/rear yard, max 13' height, 10' from property lines. Sheds: max 80 sq ft, behind a 6' or 8' fence, not visible from street, wood/cedar only. Pools/spas: in side/rear yard, equipment enclosed by 6' cedar fence, no above-ground masonry or vinyl-lined. Sports courts: side/rear yard only, no lighting unless approved. String lights: backyard only, max 2 posts, max 3 strands, on until 10pm only if in use.
- Signs: For-sale/lease signs: max 6 sq ft. Political signs: max 4'x6', one per candidate, can be erected 90 days before election, removed 10 days after. Contractor signs: only during active work. One fence company sign per residence (max 6"x10"). School affiliation signs: one per child per sport. No signs attached to structures or fences except as noted.
