What Milrany Ranch Homeowners's governing documents say
Milrany Ranch is a standard single-family homeowners association (HOA) in Melissa, TX. These documents are supplementary policies — not the full set of community rules — and focus on how the HOA collects money and enforces rules. They apply to all homeowners in the subdivision.
- Assessment collection: Assessments not paid within 30 days of due date accrue interest at up to 18% per year. A late charge of $50 per month is added. Dishonored checks incur a $25 fee. The HOA may file a lien and foreclose if assessments remain unpaid.
- Violation fines & enforcement: Fines are capped at $200 per violation. For curable violations, fines escalate: $0 for first notice, $100 for second, $200 for third and later. Uncurable violations and threats to health or safety result in an immediate $200 fine. Owners must receive notice and can request a hearing before fines are imposed. The HOA may also suspend common-area use for certain violations.
- Transfer fees: When selling or transferring property, owners pay: $375 for a routine owner certificate, $50 for lot purchase by a builder, $250 working capital contribution, $175 general transfer fee, $190 foreclosure transfer fee, and $25 estoppel fee.
- What this document doesn't cover: These policies do not include everyday community rules such as pet restrictions, leasing minimums, architectural controls, parking rules, or landscaping requirements. Those are contained in the full Declaration of Covenants, Conditions and Restrictions.
