What Trinity Falls Planning's governing documents say
This is a townhome community within the larger Trinity Falls master-planned HOA in Melissa, TX. The rules apply to owners in Planning Unit 3, Phase 4 townhomes, binding both owners and tenants. The association maintains common areas and some front-yard landscaping; owners maintain their units and lots.
- Rentals & leasing: No more than 12 dwellings may be rented at any time. Leases must be for at least 12 months and in writing. An owner may own only one rental property within the townhome section. Renting is intended to keep the community predominantly owner-occupied.
- Pets: No more than 2 dogs and 2 cats per lot. Non-traditional pets (e.g., snakes, monkeys) are prohibited. Pets must be leashed and waste cleaned up. No pets may be left unattended outdoors.
- Parking & vehicles: No RVs, trailers, boats, campers, ATVs, or commercial vehicles may be parked on the property except during loading/unloading. Garages must be kept closed except for immediate access. Inoperable or unregistered vehicles are not allowed. Motorcycles must be operated quietly.
- Signs & flags: Only permitted signs include one 'For Sale' sign, one small security sign, political signs (90 days before to 10 days after election), religious items on door (max 25 sq in), and 'no soliciting' signs. Up to two flagpoles (max 5 ft) on the front of the dwelling, displaying U.S., Texas, military, or college flags (max 3x5 ft).
- Architectural review: All improvements require advance written approval from the Trinity Falls Reviewer. Design guidelines apply. Solar devices, rainwater harvesting, and shade structures are allowed with approval and specific conditions. Standby generators allowed with restrictions on location and testing hours.
- Maintenance responsibilities: The association maintains common area, joint access roadways, private sidewalks, rain gardens, and specified front-yard landscaping (service area). Owners maintain their dwelling, unit interiors, and all other improvements on their lot. Any modification to landscaping or irrigation requires approval.
- Party walls: Adjoining owners share equal costs of party wall repair/reconstruction, unless damage is caused by one owner's negligence. Openings or alterations require approval from the Trinity Falls Reviewer.
