Crystal Forest Estates is a single-family home HOA in Midlothian, TX. You own your lot and house; the association maintains common areas and enforces covenants. Living here comes with strict rules about architecture, parking, pets, and occupancy.
- Occupancy & use: Each lot is for one single-family residence occupied by one family (related by blood/adoption/marriage) or no more than two unrelated persons living as a single housekeeping unit.
- Minimum home size & exterior materials: Homes must have at least 2,250 square feet of air-conditioned living area. Front exterior walls must be 100% brick, stone, or approved material; side and rear walls at least 80%. Roofing must be 300# composition shingles or approved equivalent.
- Garage & driveway: Each house must have a minimum two-car garage with the door opening on the side or rear, not facing the street (unless approved). Driveways must be concrete.
- Pets: No more than four (4) total pets per lot (excluding previously allowed livestock). Up to one cow, horse, or sheep per acre is permitted if kept in a fenced area. Pets must be restrained or confined to the back yard or house.
- Parking & vehicles: No boats, RVs, campers, trailers, or trucks over one ton may be parked in the driveway, front yard, side yard, or street. They may be stored in a rear fenced area concealed from neighbors. No vehicle carrying flammable/explosive materials may be kept in the addition.
- Prohibited structures & uses: No above-ground pools, temporary dwellings, trailers, mobile homes, or out-buildings used as residences. No business, commercial, or manufacturing activity; quiet in-home tutoring/art lessons are allowed if they don't increase street parking or disturb neighbors.
- Signs & antennas: Only one professional 'for sale' sign (max 5 sq ft) or builder sign (max 9 sq ft) allowed. School athletic signs are permitted. Antennas must be in the attic except small satellite dishes. No clothes drying in public view.
- Assessment collection & payments: Annual assessment is due by August 31, with an option to pay quarterly online. Late payments incur fees; the association may record a lien and refer to an attorney after 90 days. Payment plans of 3–18 months are available for eligible owners.
