- Assessment due dates & delinquency: Quarterly assessments are due January 1, April 1, July 1, and October 1. They become delinquent if not paid by the 30th of each respective month (Jan 30, Apr 30, Jul 30, Oct 30). Other charges are due per the CC&Rs.
- Interest & returned checks: Any unpaid assessment accrues interest at 18% per annum after 10 days past the delinquency date. Returned checks (NSF, closed account) incur a $20 fee added to the homeowner's account.
- Collection steps: The association sends a reminder statement 30 days after delinquency, an association demand letter at 60 days (adding a collection fee), an attorney demand letter at 120 days, and may file a Notice of Assessment Lien after the homeowner is two quarters and two months delinquent. Foreclosure requires board approval and is handled case-by-case.
- Payment application priority: Payments from an owner with an unpaid balance are applied in this order: 1) delinquent assessments, 2) current assessments, 3) attorney fees/collection costs that could support foreclosure, 4) fines, 5) other amounts owed. The order may change if the homeowner violated a payment plan, but fines cannot be prioritized over other amounts.
