The Bluffs of Dublin Creek is a single-family home subdivision in Parker, TX, governed by deed restrictions (CC&Rs). These rules apply to all lot owners and cover what you can build, how you maintain your property, and what uses are allowed. The community is not age-restricted and does not address leasing or rental terms beyond use as a private residence.
- Architectural review: All construction, alterations, and outbuildings must be approved in writing by the Architectural Control Committee (ACC). Plans and specifications are submitted for review; if the ACC does not respond within 30 days, approval is deemed granted, but the owner still must comply with all other covenants.
- Building standards: Dwellings must be single-family, not exceed two stories. Minimum square footage: 3,250 sq. ft. for single-level, 3,750 sq. ft. for two-story. Exterior materials must be 80% brick or stone (100% on front elevation). Roofs must be cedar shingle, simulated cedar, tile, metal (non-corrugated), or slate; asphalt shingles (minimum 325 lb.) are allowed only with ACC approval.
- Fencing: Chain-link fence is prohibited except for dog runs at the rear, provided climbing roses or shrubs are planted along the outside. Permitted fencing: four-rail split-rail treated wood (2x6 slats, 4x4 posts, 2x6 cap) stained dark brown, or pipe/rail metal fencing approved by ACC. Gates must be automatic and approved. The ACC may require painting or repair with 60 days' notice.
- Vehicles & parking: No trucks over ¾ ton, recreational vehicles, boats, or trailers may be parked on streets, driveways, or lots overnight. All such vehicles must be stored in garages or outbuildings out of public view. No vehicles carrying flammable or explosive cargo are allowed in the subdivision.
- Pets & livestock: No livestock or poultry are allowed. Dogs and cats are permitted as household pets only (not for commercial breeding). No more than two domestic pets per acre. Horses may be kept only if an approved outbuilding is provided.
- Construction timeline: Construction must begin within 12 months of lot purchase and be completed within 9 months of commencement. A 6-month extension may be granted by the ACC at its sole discretion.
- Property maintenance: Lots must be mowed at least three times during May–October. Trash must be kept in sanitary containers at the rear of the lot. The dedicator (or ACC) may perform maintenance on vacant lots and charge the owner; unpaid charges may become a lien.
- Prohibited uses & activities: No obnoxious or offensive trades, commercial farming, oil/gas drilling, mining, hunting, or discharging firearms.
