Regency Highpoint Addition is a standard single-family home subdivision in Arlington, TX. These covenants and restrictions (CCRs) run with the land and bind all lot owners. The rules govern architecture, use, maintenance, and appearance to maintain a uniform residential character.
- Architectural review: All exterior construction, alterations, fences, and structures must be approved in writing by an architectural committee (appointed by Declarant or elected by lot owners). Approval is deemed given if the committee fails to act within 30 days of submission.
- Use & building types: Lots are for single-family residential use only; no commercial activity. Each lot may have one single-family dwelling (max two stories) and a private garage for up to three cars. No mobile homes, trailers, or temporary structures as residences.
- Minimum sizes: The main dwelling must have at least 1,500 square feet of air‑conditioned floor area. No lot may be subdivided below 7,200 square feet.
- Exterior materials & roofs: At least 80% of the first‑floor exterior walls must be masonry, stone, or brick (excluding porch walls, breezeways, eaves, and second‑floor walls). Roofs must be better composition shingles, tile, slate, or wood; minimum roof pitch of 4 in 12 unless the architectural committee approves otherwise.
- Fences & landscaping: Boundary fences may be wrought iron, stockade, masonry, hedge, or substantial wood; max height 8 feet. Chain link is prohibited. Lawns must be mowed regularly; the declarant may mow and charge the owner if neglected.
- Parking & vehicles: No overnight street parking. Boats, trailers, and campers may not park overnight unless completely inside a garage or shielded on the rear 1/3 of the lot by solid fencing. Garage doors must be kept closed when not in use.
- Pets & animals: No livestock or animals bred or kept for commercial purposes. Domestic pets (dogs, cats, etc.) are allowed if not kept for commercial purposes.
- Other restrictions: No outdoor clotheslines or drying of clothes outside. No antenna towers. No signs except one 2'×3' real estate sign or builder signs during construction. No trash burning or dumping; garbage must be removed regularly.
