What Millbrook Addition Home Owners Assocation's governing documents say
Millbrook Addition is a standard single-family home owners association (HOA) in the Arlington, TX area. This is the full Declaration of Covenants and Restrictions (updated 2023) that binds all lot owners. It covers mandatory assessments, architectural controls, lake system usage, and other property use rules.
- Assessments & fees: Annual assessment was $290 per lot in 2013 and can be increased with a two-thirds membership vote. Special assessments also require a two-thirds vote. Late fees up to 1% per month (12% annual) plus collection costs, including attorney fees and lien filing costs.
- Architectural review: An Architectural Control Committee (ACC) must approve all exterior changes—buildings, fences, walls, signs, and even roofing materials. Plans must be submitted before work; ACC has 30 days to respond or approval is deemed given. Disapproved decisions can be appealed to the board and then to arbitration.
- Building & property standards: Only one single-family dwelling per lot, minimum 2,200 sq ft living area (excl. garage and porches), at least 75% masonry on first floor exterior. Setbacks: 20 ft front, 15 ft side street, 5 ft interior lot line. No mobile homes, tents, or temporary structures used as residences.
- Lake system rules: All members have an easement to use the lake system. No gasoline-powered boats allowed; electric boats up to 3 hp permitted. Only members' boats allowed. No drawing water from the lake. Structures must be at least 10 ft from water's edge unless approved.
- Parking & vehicles: No overnight parking of vehicles over 3/4 ton on streets, driveways, or lots. Vehicles transporting flammable/explosive cargo prohibited at all times. Boats must be stored in a garage or, for small boats (rowboats, kayaks), in the rear yard.
- Pets & animals: No livestock or animals raised/commercially bred. Dogs, cats, and other household pets allowed but not for commercial purposes.
- Signs: One real estate sign up to 5 sq ft allowed. Other signs (e.g., alarm company, school affiliation) permitted if deemed reasonable by the ACC.
