This document is the Bylaws of the Glenridge Estates Homeowners Association, Inc., a standard single-family home HOA in Plano, TX. It governs the internal operations of the association—board elections, meetings, assessments, and membership rights—but does not contain the full set of rules for homeowners (those are in the Declaration of Covenants). If you are a homeowner or prospective buyer, these bylaws tell you how the association is run and what your voting and financial obligations are.
- Assessments: Initial maximum annual assessment per lot was $1,400 (or $700 for unoccupied declarant lots). Annual increases are capped at 115% of the prior year's assessment unless a member petition triggers a vote. The board can also levy special assessments.
- Board of Directors: After the first annual meeting, the board has 7 members, each serving 2-year terms. Directors must be resident lot owners (or qualifying representatives of owner entities). Directors serve without compensation but may be reimbursed for expenses.
- Voting & Membership: Each lot gets one vote, regardless of number of co-owners. No cumulative voting. Membership rights (including voting and common area use) can be suspended for unpaid assessments or other defaults. Proxies are allowed but expire after 11 months.
- Meetings & Budget: Annual member meetings are held the third Tuesday in January at 7:30 PM. Special meetings can be called by the president, board, or holders of 10% of votes. The proposed annual budget must be distributed to members at least 30 days before adoption.
