Creek Trails is a standard single-family homeowners association in Plano, TX. You own your lot and house, and the HOA maintains common areas. This document combines the HOA's assessment collection policy and its bylaws (rules for how the association is governed). It does not include typical use restrictions like leasing or pets.
- Assessments & late fees: Regular assessments are due on the first of the month. Late fees and interest start accruing after a grace period. If an installment payment plan is missed, the association may demand the entire balance immediately. The association offers payment plans of at least 3 months.
- Board of Directors & voting: The board has 3 directors elected by members. Each lot gets one vote. The developer (Class B) votes convert to regular (Class A) votes after certain milestones. A quorum is 1/10 of votes; proxies are allowed.
- Meetings: An annual meeting is held the first day of February. Special meetings can be called by the president or by members with at least 10% of votes. Written notice is given 15–30 days in advance.
- Amendments: Bylaws can be amended by a vote or written consent of a majority of members. Certain amendments affecting lenders require approval of 67% of votes and a majority of eligible lenders.
