What Greenspoint Homeowners's governing documents say
Greenspoint Addition, Section 2 is a standard single-family home subdivision in Arlington, TX, governed by a Declaration of Covenants, Conditions and Restrictions (CC&Rs). These rules apply to all lot owners and cover lot use, construction standards, and community appearance.
- Residence & lot use: Only one detached single-family residence (max two stories) and one private garage per lot. Minimum air-conditioned square footage is 1,500 sq ft (exclusive of porches, garages, outbuildings). No mobile homes, prefabricated buildings, or temporary dwellings.
- Architectural standards: At least 60% of the first-floor exterior (excluding windows, doors, roofs) must be masonry (brick or stone). Minimum roof pitch is 5/12 for the residence, 4/12 for the garage. Construction must meet Arlington building codes.
- Fences & antennas: No fence may extend forward of the residence's front line. Chainlink, woven metal, or wire fences are prohibited; wood fences must be spruce, redwood, cedar, or cypress. No flagpoles. Antennas (TV/AM/FM) cannot extend more than 5 feet above the roof and must be on the backyard side. Satellite dishes over 24 inches must be on the ground in the backyard, not visible from the street.
- Pets: No commercial animal raising or breeding. Only household pets are allowed, and only after a residence is built and occupied. Maximum three household pets per residence.
- Vehicles & parking: Trucks over one ton or with painted advertisements cannot park overnight on streets, driveways, or lots. Recreational vehicles, boats, and trailers must be stored out of street view. Basketball goals cannot be closer to the street than the front building setback line.
- Entry facilities & perimeter fence: Entry monuments and perimeter fences are maintained individually by the lot owner on whose lot they sit. If 51% of lot owners petition, costs can be shared pro rata among all lots, with a lien for nonpayment. Declarant may maintain them without petition at its own cost.
- Architectural review: All construction, alterations, or additions require prior written approval from the Architectural Committee. Plans are deemed approved if not acted upon within 15 days. Declarant initially appoints the committee; after Declarant sells all lots, 51% of owners appoint the committee.
- Signage: No signs in public view except one professional sign (max 1 sq ft) and one sale/rent sign (max 5 sq ft). Signs cannot describe the condition of the property or malign others. Political and garage sale signs are prohibited.
