Fisherman's Paradise is a single-family residential subdivision in Rio Vista, TX, governed by a homeowners association (Fisherman's Paradise Property Owners Association). The community is intended for private camp sites or residences, with rules covering lot use, construction standards, assessments, and common area maintenance. The document updates and restates the original 1955 restrictions, including removal of a racially restrictive covenant that is unenforceable under federal law.
- Residential use & restrictions: All lots must be used for single-family residential purposes only, except those designated commercial on the plat (adjacent to FM 916 or south of Lake Side Drive). No duplexes, apartments, or business activities except home-based professions without public visits or signs.
- Lot improvements & minimum size: Unimproved lots purchased after September 2005 require a dwelling of at least 1,500 sq ft total enclosed floor living area (excluding porches, carports, garages). Lots purchased after June 2010 must have site-built homes only. New construction must be completed within 9 months unless a variance is granted.

All improvements require prior written approval from the Architectural Control Committee, which considers harmony of design and location. The committee must act within 30 days; if not, approval is presumed.
- Assessments & fees: Annual regular assessment is $72.60 per non-attached lot, payable yearly in advance. The amount may increase up to 10% per year without a membership vote. Delinquent assessments bear late charges and are secured by a lien on the lot. Specific assessments may also be levied.
- Parking & vehicles: No disabled vehicles, machinery, or commercial equipment visible from the street. Motorcycles and ATVs must stay on designated streets and be street-worthy. All vehicles must have mufflers. Off-street parking must be provided for vehicles and boats.
- Pets & animals: No horses, cows, or livestock. Female domesticated chickens are allowed with coops out of sight. A 'reasonable number' of household pets is permitted, with responsible ownership expected. The association follows Texas animal control laws.
- Leasing & rentals: All lease arrangements require a Certificate of Transfer filed with the association, and a copy of the CC&Rs and bylaws must be provided to the renter before move-in. No minimum lease term is specified.
- Signs & temporary structures: No signs visible to the public except temporary school spirit signs, political signs (removed after election), one for-sale/rent sign, and contractor signs during construction.
