Hills of Lake Country is a single-family detached home community in Saginaw, TX (within Fort Worth city limits). Declared in 2004, the HOA governs all lots and common areas; owners must comply with use restrictions, architectural approvals, and assessments.
- Use restrictions: Lots are limited to single-family residential use only. No business, commercial, industrial, or professional activities are allowed, though limited in-home work without employee parking or deliveries may be permitted.
- Parking & vehicles: Vehicles must be parked out of street view or in driveways. Overnight on-street parking is limited to guests for up to 12 hours. Trucks over one ton and vehicles with signage cannot park overnight. Inoperative or unlicensed vehicles must be stored in an enclosed garage. All vehicle work (except routine maintenance) must be done inside a garage.
- Pets: Only domestic cats and dogs are allowed as household pets, with a maximum of four per residence. Pets must be kept within fenced areas and not allowed to run free. No farm animals, bees, poultry, or skunks are permitted.
- Architectural review: All new construction, alterations, or structures require prior written approval from the Architectural Control Committee (ACC) or Declarant. Plans must be submitted and reviewed within 30 days; failure to approve automatically deems approval, but only if the plans comply with covenants. Unapproved construction can result in fines up to $1,000, charged to the owner's assessment account.
- Assessments: The Association can levy annual maintenance assessments and special assessments. Assessments are a lien on the lot and can be enforced by foreclosure. Annual increases are capped at 110% of the previous year unless majority of members approve.
- Maintenance obligations: Owners must maintain their lots and residences, including landscaping and structures. The Association maintains common areas (parks, easements, walls). The Association can enter a lot for inspections or repairs if needed.
- Occupancy: Each lot must have one single-family detached residence. No person may occupy a garage, outbuilding, or any structure other than the main residence.
