This document is the full rulebook for owners, covering what you can build, park, and keep on your property.
- Assessments & fees: Annual maintenance assessment initially capped at $50/month ($600/year) per lot, adjustable by the Board. Special assessments may also be levied. Unpaid assessments accrue 18% annual interest and become a lien on the property.

- Signs & picketing: Only one for-sale sign (max 2'x3') on a stake, political signs up 45 days before an election, and temporary subcontractor signs (removed in 30 days) are allowed. Picketing on the property is prohibited.
- Fences & landscaping: Fences are not allowed in front of the house. Rear fences parallel to a lake must be open wrought iron unless set back 100+ feet. Retaining walls in front must be brick, concrete, or stone. All fences require Architectural Control Committee approval.
