The Lakes of La Paloma is a single-family home community in Southlake, Texas, governed by a homeowners association (HOA). This document includes the Declaration of Covenants, Conditions, and Restrictions and a first amendment, which set up the HOA and establish rules about property upkeep, especially fencing, and protect a water flow from a well to a lake.
- What you own & maintain: You own your lot and home; the association maintains common areas, streets, and open spaces, funded by assessments you pay as an owner.
- Architectural review: Any fence, wall, or hedge must be approved in writing by the Architectural Control Committee. Fences must be solid-front (no gaps), made of wood or better (except structural), at least 6 feet high but not over 8 feet, with vertical boards; temporary chain-link fences are only allowed during construction.
- Water flow rights: No owner may stop or disrupt the water flow from the well on Lot 2 to the lake on or adjacent to Lot 9 unless they provide a new water source of equal or greater flow within 30 days.
- Amendment process: The first amendment specifies that until the Declarant is no longer a member or August 1, 2002 (whichever comes first), amendments to the Declaration require unanimous approval of all members.
