The Estates of South Hollow is a single-family home community in Southlake, TX, governed by a homeowners association. This document is a 2000 amendment that updates specific rules on parking, business use, antennas, and assessment enforcement. - Parking & vehicles: No boats, trailers, RVs, travel trailers, motor homes, or similar vehicles may be parked in driveways, front yards, or on public streets. They may be parked in side or rear yards only if completely concealed from public view. Such vehicles cannot be used as residences or offices. Exceptions apply for temporary construction vehicles.
- Business activities: Home-based businesses are allowed only if not detectable by sight, sound, or smell from outside the home; conform to zoning; no client/customer visits or door-to-door solicitation; no auto repair; and consistent with the residential character of the community. The association's Architectural Committee may determine whether a business meets these criteria.
- Antennas & satellite dishes: TV, radio, or electronic towers, antennas, and satellite dishes are generally prohibited, except for those protected by federal FCC rules (over-the-air reception devices). Permitted antennas must be installed in side or rear yards, not visible from the street or neighboring property, and comply with all state and local regulations.
- Assessments & late fees: Unpaid assessments become a lien on the property and a personal obligation of the owner. Late charges of $25 per month apply after 30 days past due. Returned checks incur a $20 service charge. The association may accelerate the entire assessment if an installment is missed, and may foreclose the lien non-judicially after notice.
