Versailles is a standard single-family home community in Southlake, TX, governed by a homeowners' association. The rules apply to all lot owners and restrict how you can use your property, what you can build, and what you must maintain.
- Residential & occupancy limits: Each lot may have only one detached single-family residence, up to two stories. Occupancy is limited to one family (persons related by blood, marriage, or adoption, or up to two unrelated persons) plus household staff. Minimum air-conditioned living area is 2,750 square feet; on two‑story homes, the ground floor must be at least 65% of that total.
- Architectural review & construction standards: All exterior changes (buildings, fences, walls, pools, signs, etc.) require prior written approval from the Architectural Review Committee (ARC). At least 80% of exterior wall area must be brick, stone, or other masonry; roofing must be minimum 240 lb/square. Plans must be submitted at least 14 days in advance; failure to approve/disapprove within 14 days is deemed disapproval.
- Assessments & fees: The Association levies annual and special assessments. Initial maximum annual assessment was $400 per lot, and the board can increase it up to 15% per year without a vote; any increase beyond 15% requires approval of 66⅔% of members. Assessments are due as set by the Association; unpaid amounts bear 10% annual interest and can become a lien enforceable by foreclosure.
- Parking & vehicles: No boats, RVs, travel trailers, or campers may be stored in driveways, front yards, or public streets; they must be concealed from view. Passenger vehicles, motorcycles, and pick‑up trucks (with current tags) are allowed. Trucks over 1.5 tons or with commercial advertising cannot park overnight. Each home must have a fully enclosed two‑car garage with an electric opener.
- Pets: No more than four pets per lot. Dogs and cats are allowed as household pets; livestock and poultry are prohibited. Pets must be confined to the owner's rear yard (within a secure fence) or inside the house, and owners must keep the lot free of debris and odor.
- Fences & landscaping: Fences must be brick, wrought iron, or wood (Red Cedar or equivalent); maximum height 8 feet. Chain link is not allowed except for screened dog runs. Landscaping must be completed within 60 days of home completion and includes sodded front and side yards, at least three 4‑inch caliper trees, and an underground irrigation system covering the front and side yards.
