What Southlake Ranch's governing documents say
Triple C Ranch is a single-family home HOA in Southlake, TX — this declaration sets the rules for how lots and homes may be used, built, and maintained. It applies to all owners and residents, focusing on maintaining a high-quality residential subdivision.
- Architectural review: All new construction, alterations, fences, outbuildings, and even landscaping visible from the street require prior written approval from the Architectural Control Committee (ACC) or the Declarant. Plans must be submitted, and the ACC has 30 days to approve or deny (otherwise deemed approved). Fines up to $500 may be imposed for unapproved work.
- Parking & vehicles: Vehicles must be parked in driveways or garages, not visible from the street. On-street parking is for guests only, limited to 12 hours. No inoperative or unlicensed vehicles allowed outside garages. Boats, RVs, and trailers may not be parked on driveways or in front yards for more than 48 hours (max twice per month).
- Pets: Only household pets (cats and dogs) are allowed, up to four per residence. They must be kept within a fenced area and not run free. No commercial breeding or kennel use.
- Construction & minimum home standards: Each residence must be at least 2,500 square feet of enclosed air-conditioned space, have a two-car attached garage, and be of new construction (no mobile or manufactured homes). Exterior materials must be 100% masonry on the front and 75% overall. Roofs must have a minimum 5:12 pitch and 20-year shingles.
- Occupancy & use: Lots are limited to single-family residential use. No garage or outbuilding may be used as a dwelling. Temporary structures (e.g., tents, trailers) are prohibited except during construction by builders. Quiet in-home activities like tutoring are allowed if they don't increase street parking or disturb neighbors.
- Assessments & fees: The homeowners association (HOA) charges annual maintenance assessments to all lot owners. The annual increase is capped at 10% without member approval. Special assessments for capital improvements require a majority vote. Unpaid assessments become a lien on the lot and accrue interest.
- What this document doesn't cover: This excerpt does not address leasing or rental restrictions, age restrictions, or affordable housing rules. It also omits the full text of the assessment article and any separate design guidelines referenced.
