What Southview Homeowners's governing documents say
This is a set of amendments and supplementary declarations to the CC&Rs for Southview Estates, a single-family home subdivision in Southlake, TX. The documents add property (Phase II lots) and modify rules on assessments, construction materials, fences, signs, and architectural review. Homeowners, buyers, and renters should know these rules but the full CC&Rs are not included here.
- Architectural review (ACC): Most exterior changes (construction, fences, signs, paint, roofing) require prior written approval from the Architectural Control Committee (ACC), appointed by the Board. The ACC aims to ensure high quality and conformity.
- Construction materials: Exterior walls must be at least 75% brick, brick veneer, stone, or stone veneer. Roofs must be premium super-heavyweight composition (e.g., Prestique 2) with minimum 8/12 pitch. Chimneys built after July 1997 must be 100% masonry. No used materials allowed without ACC approval.
- Fences: Fences require ACC approval. Maximum height 8 ft, minimum 6 ft (unless city requires otherwise). No chain link. Front yard fences must be set back at least 10 ft from the primary dwelling wall facing the street; wrought iron, brick, or stone may start at the front corners. Wood fences between lots must be spruce or better, vertical slats only, stained Behr Natural #80 or #82. Wrought iron must be black. Brick color must match the home.
- Signs and flags: No signs or flags visible from public view without ACC approval, except: contractor signs for 10 days after work, patriotic flags up to 4'x6' on customary holidays, and standard for-sale signs (max 3'x4'). All signs must comply with City of Southlake standards.
- Temporary structures and vehicles: No temporary structures (trailers, tents, storage sheds, etc.) are allowed. Trucks, boats, campers, and non-conventional vehicles must be stored inside a garage, concealed from view. Temporary structures existing at amendment date have a conditional variance but must be removed upon sale or vacating.
- Assessments and late fees: Annual maintenance assessments are uniform per lot, due by January 31. Late fee is $25/month if not paid within 10 days after due date. If unpaid after 90 days, a lien may be filed. Special capital assessments are based on benefit to each lot. No offsets against assessments are allowed.
- Pool drainage: No pool water may be backwashed or drained onto adjoining properties. Acceptable method is to pump water into the street toward the city storm drain.
