South Hampton is a standard single-family home subdivision in Arlington, Texas, governed by a Declaration of Covenants, Conditions, and Restrictions (CCRs). Homeowners must follow rules on property use, maintenance, and architectural changes, with oversight by the Declarant (Centex Homes) initially. This document does not create a mandatory homeowners association with dues or common areas; it is a set of deed restrictions binding all lot owners.
- Business use: No business, commercial, or professional activity is allowed on any lot, except for model homes, sales offices, and construction activities by Declarant or a Builder.
- Parking & vehicles: Only passenger automobiles, motorcycles, and passenger vans in operating condition may be parked on driveways or streets. Boats, trailers, RVs, and commercial vehicles must be kept in an enclosed garage or fully screened. No inoperable or abandoned vehicles are allowed.
- Fences: Backyards must be enclosed by a perimeter fence, typically wood, brick, or masonry, between 6 and 8 feet tall. The smooth side of the fence must face streets, open space, or parks. Maintenance and repair of shared fences are joint responsibilities of adjoining owners.
