What Hunter's Creek's governing documents say
Hunter's Creek is a single-family residential subdivision in Arlington, Texas, governed by a Declaration of Covenants and Restrictions (a standard deed-restriction document). These covenants run with the land, binding all current and future homeowners, and set rules for what you can build, use, and maintain on your property. The document does not create a homeowners association or impose fees.
- Residential use & buildings: Only detached single-family homes are permitted; no apartments, duplexes, or multi-family dwellings. Each home must have at least a two-car garage and, per the 1996 declaration, a minimum of 1,800 square feet of floor area (excluding garages and open porches). Some lots on Block 3 are limited to one story.
- Pets & animals: Dogs, cats, and other household pets are allowed, but only as pets, not for commercial purposes. Livestock, poultry, or animals that create a nuisance are prohibited.
- Signs: No signs are permitted except temporary signs (max 5 square feet) advertising a lot for sale or rent, and construction or builder signs during the building and sales period.
- Parking & vehicles: Parking spaces are reserved for vehicles of 1 ton or less gross curb weight. Motor boats, house boats, and similar watercraft must be stored completely behind a solid fence located behind the building line.
- Fences & sight lines: Fences, walls, hedges, and shrubs cannot block sight lines at street intersections. Obstructions are limited between 2 and 6 feet above the roadway near corners, and trees must have foliage trimmed to avoid blocking views.
- Property maintenance: Lots must be kept free of rubbish, weeds, underbrush, and other unsightly growth. No storage of materials that would make the lot appear unclean or untidy, and no foul odors or excessive noise that disturb neighbors.
- Amendments & duration: The covenants run with the land for 30 years from recording, then automatically renew every 10 years unless a majority of owners vote to abolish. Changes to the covenants require a 90% owner vote, except during the early period when the declarant has control.
