Saddle Ridge Ranch is a single-family home subdivision in Terrell, TX. These Covenants, Conditions & Restrictions (CC&Rs) bind all lot owners and govern how lots can be used, built upon, and maintained. There is no homeowners' association or common areas; enforcement rests with the developer or future owners.
- Use restrictions: Lots are for single-family residential use only. No duplexes, condominiums, townhouses, or group living. A guest/servant house is allowed (minimum 500 sq ft, must match main dwelling, not exceed 60% of main dwelling floor area). Home offices are permitted if no commercial traffic or advertising.
- Minimum floor area: Main residence minimum heated area (exclusive of garages, porches, etc.): lots 1-13, 29 = 2,200 sq ft; lots 14-28 = 1,600 sq ft; lot 30 = 1,400 sq ft. Main residential structure must be at least 1,600 sq ft for lots 14-28, and at least 1,400 sq ft for lot 30. Minimum plate height: 10 ft first floor, 9 ft second floor.
- Building materials & design: Exterior walls must be at least 50% brick, stone, stucco-like material, Hardie board, or acceptable cement fiber board (excludes roofs, windows, doors). Roof pitch minimum 6/12. No mobile homes, modular homes, or metal buildings except custom barndominiums. All homes must be site-built.
- Setbacks & fencing: Setbacks vary by lot: front (50-100 ft), back (50-100 ft), side (5-25 ft). Fencing must be 'open' (split rail, wire, etc.); no solid wood or vinyl walls. Maximum fence height 8 ft. Dog runs and animal enclosures must be behind the house and screened from view.
- Vehicles & parking: No boats, trailers, campers, or recreational vehicles stored in driveway or front yard unless concealed from public view. No heavy trucks (over 2 tons) parked overnight. Parking on unimproved surfaces prohibited. Each residence must have an attached garage for 2-5 cars; garage doors must be closed when not in use.
- Animals & livestock: Livestock (horses, cows, goats, chickens) allowed for agricultural purposes, must be kept in clean, sanitary enclosures. Domestic pets allowed. Stables, corrals, and paddocks must be at least 50 ft from property lines and behind the main dwelling. No outside, open, or pit toilets.
- Signs & antennas: Only permitted signs: one 5 sq ft for-sale/rent sign, builder signs during construction, and political signs (max 4 sq ft, up to 90 days before election, removed 7 days after). No other advertising signs. Satellite dishes up to 18 inches allowed if screened from view. Electronic antennas limited and must be approved.
