Stowe Vista is a new single-family residential subdivision in Grandview, Texas, consisting of 12 lots (each over 2 acres). The governing document is the Declaration of Covenants, Conditions and Restrictions (CC&Rs) recorded by the developer. It establishes rules for use, construction, and maintenance that apply to all lot owners, with the developer retaining control until the subdivision is fully sold.
- Land use & occupancy: Lots are for single-family residential use only. No more than three unrelated individuals may occupy a dwelling. No manufactured, mobile, or prefab homes are allowed; all homes must be site-built with a minimum of 1,800 sq ft of living area.
- Architectural & construction standards: All dwellings must have at least 30% masonry or masonry veneer on exterior walls. Roofing must be slate, stone, asphalt, concrete tile, or metal. Height limit is 35 ft. Setbacks: 5 ft side, 50 ft front, 15 ft rear. Outbuildings limited to one per acre and must match the main dwelling's aesthetic. Driveways must be concrete or asphalt and surfaced upon completion of the main dwelling.
- Pets & animals: Permitted pets are dogs, cats, caged birds, and aquarium fish for personal companionship. Livestock such as horses, cattle, goats, sheep, and fowl are allowed per state/local laws, but pigs and swine are prohibited. No commercial animal operations. Animals must not create a nuisance; excessive barking or dangerous behavior may result in removal by the developer.
- Vehicles & storage: Inoperable, abandoned, or junk vehicles are prohibited. Trailers, RVs, boats, and recreational equipment must be stored screened from view when not in use. Driveways may not be used for storage or vehicle repair. No commercial vehicles or large trucks are allowed on driveways for storage.
- Business & commercial activity: No business or commercial activity is permitted on any lot unless it is a home office that does not generate additional traffic, signage, or noise. Home builders and the developer are exempt during development.
- Signs: Only one professionally made real estate sign per lot (max 36x48 inches) is allowed. Builders may place model home or 'Custom Build' signs. Political signs and religious items are allowed per Texas law. No other signs without developer approval until subdivision is sold out.
- Drainage & utilities: Owners must maintain natural drainage patterns; no blocking of flow or construction in drainage easements. Septic systems are required per TCEQ and county rules. Water wells must comply with spacing requirements. Rainwater collection and solar/wind devices are allowed if harmonious and compliant with Texas Property Code.
- Developer control & amendments: The developer (Stowe Living Trust) has sole discretion over enforcement and approval until the subdivision is 100% sold out or ten years from the first sale, whichever comes first. The declaration may be amended by the developer alone during that period.
