This document is a Declaration of Covenants and Restrictions for Murray Meadows Addition, a single-family residential subdivision in Venus, Texas (originally recorded in Tarrant County, but later filed in Johnson County). It binds all lot owners and governs building standards, land use, and property maintenance.
- Building requirements: Each residence must have at least 1,400 square feet of floor space (excluding porches and garages), be at least 80% brick, rock, or masonry construction, and have a minimum roof pitch of 6:12. White shingles are prohibited. Only one detached single-family dwelling (max two stories) and a private garage for up to three cars are allowed per lot.
- Land use & prohibited activities: Lots are for residential use only. No noxious or offensive activities, no junk yards, no wrecked automobiles, no oil drilling or mining, and no temporary structures (trailers, tents, etc.) used as residences. Trash must be kept in sanitary containers.
- Fences & set-backs: Fences require Architectural Control Committee approval and must not be placed nearer to the street than the minimum building set-back line. Fences facing the street must be stockade, wrought iron, or brick; chain-link facing the street is prohibited. Minimum side yard is 5 feet from the building line to the property line.
- Pets: No animals, livestock, or poultry may be raised, bred, or kept, except that dogs, cats, or other household pets are allowed as long as they are not kept, bred, or maintained for commercial purposes.
- Vehicles & parking: No vehicle larger than a 3/4-ton pickup (including boats, trailers, motor homes, travel trailers, or hobby vehicles) may be parked on the lawn, driveway, or street in front, side, or visible area for more than 24 hours. Such vehicles must be stored in a garage or behind a fence if kept longer. Automobile repair visible from a public road is limited to 2 hours.
- Signs: Only one professional sign of not more than 5 square feet, or one sign of not more than 5 square feet advertising the property for sale or rent, or a builder's sign during construction/sales period, is allowed on a lot.
- Landscaping & maintenance: Front yard must be landscaped by the end of the first year of occupancy. All yards must be maintained in a timely manner.
- Architectural review: The Architectural Control Committee (initially Bobby Murray Homes, Inc.) must approve plans for construction, alterations, fences, and detached structures. Approval or disapproval must be in writing within 30 days of submission; if no response within 30 days and no lawsuit filed before completion, approval is deemed given.
