What Meadows the Subdiv's governing documents say
The Meadows Subdivision is a residential subdivision in Venus, TX, governed by a set of Covenants, Conditions, and Restrictions (CCRs). It permits single-family residences, including manufactured homes, on each lot. The rules cover construction standards, pet limits, livestock, and general property upkeep, and are enforced by an architectural control committee.
- Housing types & construction: Only one single-family residence per lot, minimum 700 square feet. Allowed: new single-wide or double-wide manufactured homes. Pre-owned homes require architectural committee approval. Conventional construction must use new materials; no used or junk materials. Exterior must be completed within 6 months of groundbreaking.
- Temporary structures & trailers: Modern self-contained trailers allowed for up to 30 days prior to and during installation of a permanent residence, or for guests (also up to 30 days). No temporary structure, outbuilding, tent, or basement may be used as a dwelling.
- Livestock & pets: Livestock allowed only if fenced, with one head per acre; swine are prohibited. Herds or flocks of fowl (including chickens, ducks, geese) are prohibited. Pets (specifically dogs and cats) limited to five per lot; vicious animals and guard dogs roaming freely are prohibited. All pets must be leashed and vaccinated.
- Vehicles & parking: No contractors' trailers loaded or empty on driveways or roads on a daily basis. No parking of junk, abandoned, or unregistered cars on any lot. Motorcycles, motor bikes, and off-road vehicles must have mufflers and cannot be raced on subdivision streets.
- Commercial & nuisance activities: No commercial, noxious, or offensive trade activities. Breeding or raising animals for commercial use, dumping trash on vacant lots, and discharge of firearms within the subdivision are prohibited.
- Drainage & utilities: Each lot must have a driveway with culverts sized to pass a 5-year storm; driveway culvert diameter must be at least 18 inches. A 15-foot utility and drainage easement is reserved along rear, side, and front lot lines. Private sewage systems require a permit and must be designed by a registered engineer or sanitarian.
- Flood plain restrictions: Homes in a 100-year flood plain must have finished floor elevation at least 2 feet above the flood plain elevation. No building allowed within the floodway.
- Architectural control committee: Composed of Jerry P. Whitley and Joseph F. McConley (or their representatives). Their written approval or disapproval is required for certain actions (e.g., placing pre-owned homes). Majority of lot owners can change committee membership via recorded written instrument.
