Crystal Glenn Addition is a standard single-family home subdivision in Watauga, TX, governed by a Declaration of Covenants, Conditions and Restrictions. These rules apply to all homeowners and residents, covering what you can build, how you can use your property, and what restrictions apply to occupancy, pets, parking, and signs.
- Property use & architecture: All lots are for single-family detached dwellings only. Exterior walls must be at least 85% stone, masonry, or glass (first floor). Minimum living area is not specified but can be varied by Declarant. Dwellings must have a two-car garage and a roof pitch of at least 7/12, with 235 lb. or better shingles or tile. Construction must be completed within 8 months.
- Occupancy limits: Each residence may be occupied by only one family: persons related by blood, adoption, or marriage, or no more than two unrelated persons living together as a single housekeeping unit, plus household servants.
- Pets: Dogs, cats, or other household pets are allowed but cannot be kept, bred, or maintained for commercial purposes. No other animals or poultry.
- Parking & vehicles: No street or driveway parking of authorized vehicles (passenger car, truck, motorcycle) for more than 48 hours. Boat trailers, campers, and similar vehicles must be stored in an enclosed garage or fenced area, except temporary parking (not exceeding 48 hours). No vehicles may be stored on lots outside of enclosed garages or fenced areas.
- Signs: Only one professional sign of not more than six square feet advertising property for sale or rent is permitted. Builders may install a model home sign not exceeding fifteen square feet during construction.
- Fences & antennas: Boundary fences may be stockade, concrete, masonry, hedge, or substantial wood, up to 6 feet high, and cannot be placed closer to the front lot line than the building line. No radio, television, or other aerial antenna may extend above the roof; satellite dishes must not exceed fence height and must be screened from street view. No ground-mounted radio antennas.
- Amendment & term: These covenants run for 25 years from recording and automatically renew for successive 10-year periods unless amended by two-thirds of current lot owners. The Declarant (Classic Concepts, Inc.) had the right to amend or replat without owner consent for the first three years, but cannot reduce dwelling size or construction materials below 75% of the specified requirement.
