Oakbrook Hills is a single-family home subdivision in Colleyville, TX, governed by a Declaration of Covenants, Conditions and Restrictions (CC&Rs) that run with the land. These rules apply to all homeowners and residents, setting standards for lot use, construction, and property maintenance to protect neighborhood character and property values.
- Residential use & occupancy: Each lot is limited to one detached single-family residence occupied by a single family: persons related by blood, marriage, or adoption, or no more than two unrelated persons living together as a single housekeeping unit, plus household servants.
- Minimum house size: The main residence must have at least 3,000 sq ft of air-conditioned living area (excluding garages, porches, patios). The Architectural Control Committee may allow houses as small as 2,500 sq ft. For two-story homes, the first story must be at least 1,500 sq ft.
- Architectural review: All construction, exterior alterations, fences, walls, landscaping, and even paint colors require prior written approval from the Architectural Control Committee. Plans must be submitted in duplicate, and the Committee has sole discretion over design, materials, and harmony with existing homes. Approval is deemed given if the Committee fails to respond within 30 days.
- Parking & vehicles: No boats, RVs, trailers, or similar vehicles may be parked for more than two consecutive days unless concealed from public view. Trucks over 3/4 ton or with painted ads cannot park overnight without Committee approval. Inoperable or abandoned vehicles must be stored in the garage. No vehicles with flammable/explosive cargo are allowed.
- Pets: Only household pets (dogs, cats) kept for companionship are allowed. No commercial breeding or food animals. Pets must be tagged, and owners must keep lots free of pet debris. Livestock, poultry, and animals that interfere with quietude or safety are prohibited.
- Fences & walls: Fences must be at least 6 ft and no more than 8 ft high, constructed of masonry or approved material, with structural supports not visible from public rights-of-way. Front yard fences must be set back at least 5 ft behind the front of the house. Corner lots have special uniform fencing requirements. Cross-tie retaining walls are not allowed in visible areas.
- Landscaping & maintenance: Each lot must have attractive landscaping, including a sprinkler system for front yards, completed within 30 days of occupancy certificate. Weeds and grass cannot exceed 2 inches. The Committee may require up to three 5-inch caliper trees in the front yard. No vegetable gardens visible from public rights-of-way.
