Oakbrook Hills is a single-family home subdivision in Westlake (Colleyville), Texas, governed by a homeowners' association (Oakbrook Hills Maintenance Association). These documents are a collection of original deed restrictions and later amendments that establish rules for lot use, home construction, and property maintenance. The rules bind all property owners and are enforced by an Architectural Control Committee.
- Architectural review: No building, fence, or other alteration may be constructed without prior written approval from the Architectural Control Committee (ACC). Plans must be submitted for review of design, materials, and location; if the ACC does not act within 30 days, approval is deemed given. The ACC was reconstituted in 2004 as a committee of the HOA board.
- Minimum home size & materials: Each home must have at least 3,500 square feet of air-conditioned living area (variances down to 3,150 sq ft allowed by committee). The first story of a two-story house must be at least 1,800 sq ft. Exterior walls must be at least 80% masonry, brick, stone, or stucco (with committee approval). Roofing materials are also subject to committee approval.
- Fences & walls: Fences cannot extend past the front line of the house; side and rear fences may be up to 6 feet tall (original docs) or 8 feet (6th Installment). Fences across drainage swales must leave at least 50% of the swale width open. The committee may require uniform fence design and materials.
- Landscaping & grading: Owners must adhere to the recorded grading plan and maintain drainage swales free of debris and mowed to under 2 inches. Mailboxes must be masonry to match the house, approved by the committee. No objects or vegetation are allowed on corner lots that obstruct sight lines between 2 and 6 feet above the road.
- Pets & animals: Only domestic pets (dogs, cats, etc.) are allowed, and they may not be bred or kept for commercial purposes. Livestock, poultry, and animals that interfere with neighborhood quietude are prohibited.
- Prohibited uses & nuisances: No noxious or offensive trades, no oil drilling or mining, no trailers or temporary structures used as residences, and no dumping of trash. Lots must be kept clean, and garbage containers stored out of front view except on collection days.
- What these documents don't cover: These documents do not address leasing restrictions (minimum lease terms, rental caps), HOA fees or assessments, parking rules (beyond driveway storage limits), or age restrictions.
