Terra Morado is a standard single-family home HOA in Ak-Chin Village, AZ. You own your lot and home; the association maintains common areas. All owners are automatically members. This document sets the main rules for the community.
- Design & architecture: Any exterior alteration requires prior written approval from the Design Review Committee. Fences are limited to a maximum of 6 feet; those within the front 20% of the lot or side lot line may not exceed 3 feet. No structures may be placed on drainage easements, and solar panels require committee approval.
- Pets: No more than two household pets (cats, dogs, etc.) per lot. Pets must be leashed (max 6') when outside and under owner's control. Owners must immediately remove pet waste from common areas. The board may determine if a pet is a nuisance.
- Vehicles & parking: Vehicles should be parked in the garage; up to two may be parked on the driveway. No street parking for more than 8 hours. RVs, boats, trailers, and commercial vehicles (except pickups under 1 ton) may not be visible from neighboring property unless stored in an enclosed garage. Abandoned or junked vehicles and major repairs must be inside a garage.
- Leasing & rentals: Leasing a lot requires prior written consent from the Association according to rules set by the Board. No specific minimum lease term is stated in this document. The Association may enforce rules against lessees.
- Assessments & fees: Annual assessments start at $960 per year and cannot increase more than 20% from the prior year without member approval. Special assessments require 51% member vote.
