Desert Floral is a standard single-family home subdivision in Apache Junction, AZ, governed by a Declaration of Covenants, Conditions and Restrictions (CC&Rs). The rules apply to all lot owners and are intended to maintain the area's character and prevent nuisances. Key restrictions cover minimum dwelling size, vehicle storage, pet and animal limits, tree preservation, and underground utilities.
- Dwelling requirements: All dwellings must have at least 1,700 square feet of living area (excluding garages, porches, patios). Site-built, manufactured, or mobile homes are allowed, but manufactured/mobile homes must be at least 28 feet wide, no more than 5 years old at placement, and mobile homes must be skirted within 30 days.

- Tree & native vegetation preservation: Removal of saguaro cactus (any size) or trees with a trunk over 2 inches in diameter (measured 1 foot above ground) is not allowed unless necessary for construction; removed plants must be replanted on the property. Other native vegetation may be removed only as needed for building pads and driveways. Replanting may be required if requested by a majority of adjoining owners or the Declarant.
- Easements & utilities: No structures, fences, mailboxes, shrubs, or trees may be placed in any road right-of-way or utility easement. All utilities must be installed underground (as of a certain date). Easements must remain accessible to utility companies and the Declarant.
- Duration & modification of restrictions: The restrictions remain in effect until January 1, 2030, unless extended. They automatically renew for successive 10-year periods unless owners of 75% of the property (by number and by area) vote to terminate. Amendments require a written agreement executed by owners of at least 75% of the property (by number and by area), recorded in Pinal County.
