Quail Canyon is a planned single-family residential community in Apache Junction, Arizona, governed by a homeowners association (HOA). This Declaration of Covenants, Conditions, and Restrictions establishes the rules for all lots, including architectural standards, landscaping, parking, and use restrictions. All homeowners and residents are bound by these covenants.
- Architectural review: All exterior changes, including construction, landscaping, and color schemes, require prior written approval from the Architectural Committee. Minimum dwelling size is 1,500 sq ft, one story, with stucco/masonry and mission tile roofs.
- Animals & pets: Only a reasonable number of domestic pets (e.g., dogs, cats) are allowed; no livestock, poultry, or commercial animal keeping. Pets must not create a nuisance, and structures for animals must not be visible from neighboring property.
- Landscaping & ground maintenance: Landscaping must be approved and completed within 3 months of occupancy. Only indigenous desert plants are allowed; lawns are prohibited in front yards. Owners must maintain all plantings and keep lots free of weeds and debris.
- Parking & vehicles: No oversized trucks (over 3/4-ton), trailers, boats, or inoperable/ unlicensed vehicles may be parked where visible. Parking is primarily in garages or driveways; on-street parking is discouraged. Emergency repairs are permitted.
- Leasing & rentals: Owners may lease their entire dwelling unit but remain responsible for tenant compliance with all rules. No further subdivision or rental of less than the whole lot is allowed.
- Assessments: Annual assessments are levied on each lot to fund common area maintenance, insurance, and association operations. Special assessments may also be imposed. Delinquent payments create a lien on the property.
- Golf course covenant: Lots adjacent to or near the golf course are subject to additional covenants acknowledging risks from golf balls and normal course operations, including potential nuisances and hazards.
